PAT testing for landlords and businesses, labelled and certified
Portable appliance testing for rented homes, offices, shops, salons and restaurants across Greater Manchester and Cheshire East. Every item is inspected, tested, labelled and logged on a certificate you can hand to your insurer, landlord or council.
How much is PAT testing in Manchester and what do you get?
PAT testing costs £75 including VAT for up to 30 items, then £1.50 per item. Larger sites with 200 or more items are priced from £1 per item. Every appliance gets a visual inspection and an electrical test, a pass or fail label with its retest date, and goes on an asset register and certificate emailed the same day. Simple faults like the wrong fuse or a damaged plug are put right on the spot.
- Visual inspection of plug, cable and casing
- Earth continuity and insulation resistance tests
- Pass or fail label with retest date on every item
- Asset register and certificate by email
- Fuses and plugs replaced on the spot
- Retest intervals set for your premises

The law does not name PAT testing, but the Electricity at Work Regulations 1989 require employers and landlords to keep the electrical equipment they provide safe. PAT testing with a written record is the usual way to show you have done that, and most insurers expect it.
It depends on the item and where it is used. As a guide, office equipment every two to four years, shop and hospitality equipment every one to two years, and commercial kitchen and construction equipment more often. We set a retest date on each label and remind you when it is due.
It is not a legal requirement for most private lets in England, but landlords must make sure any appliances they supply are safe. PAT testing at each change of tenant is the simplest proof, and many HMO licences require it.
It is labelled as failed and you are told why. Simple faults like a wrong fuse or a damaged plug we fix there and then and retest. Anything else should be repaired or replaced before it is used again.
Yes. Early mornings, evenings and weekends are normal for shops, salons, restaurants and offices, so nobody has to stop work.
