Lighting and sockets, put where you actually need them
Downlights for a kitchen, a pendant over the table, a socket behind the TV, USB points by the bed, lights along the drive. Small jobs done neatly, chased in and made good, with the certificate that keeps your insurer and your survey happy.
How much does it cost to add a socket or light in Manchester?
Adding a double socket spurred from an existing one costs £85 to £120 including VAT. A new pendant or wall light on an existing circuit is £85 to £150 depending on the fitting. Kitchen downlights are from £55 each fitted, so a typical six-light kitchen is around £350. Outdoor and garden lighting starts at £180 for a single fitting on a new circuit. Everything is priced in writing first.

Adding a socket or light to an existing circuit is not notifiable but should still have a Minor Works Certificate, which we include. A new circuit, or any work in a bathroom or outdoors, is notifiable and gets an EIC and Building Control notification.

Roughly one per 1.2 square metres for even light, so six to eight in a typical Manchester kitchen. We plan them around the worktops and the island, not on a grid.
Yes. Smart switches and dimmers that work with existing bulbs are the reliable route. We set them up on your phone before we leave.
