What is fixed wire testing, and how often is it needed?

Fixed wire testing is the commercial name for an electrical installation condition report: an inspection and test of everything wired in, from the distribution boards and sub-mains to the final circuits, sockets and lighting. IET guidance suggests every five years for offices, shops and most commercial premises, every three years for industrial units, and every year for places like swimming pools and caravan parks, or sooner if your insurer asks. A small unit with up to 12 circuits costs from £220 including VAT, and larger sites are priced from £20 per circuit, quoted in writing.

  • Distribution boards and sub-mains inspected
  • Every circuit tested, three-phase included
  • Earthing, bonding and RCDs checked
  • Observations coded C1, C2, C3 or FI
  • Remedials priced separately, never pushed
  • Testing out of hours so you keep trading

Fixed wire testing questions

Not answered here? Ring 07703 295654 and ask an electrician.

The Electricity at Work Regulations 1989 require businesses to keep their electrical installation safe, and a periodic EICR is how you show it. Most insurers, landlords and fire risk assessments ask for one, and private rented homes in England legally need one every five years.
